Situated on a large corner plot with a south facing pool, this villa has everything you could wish for in a holiday home. It overlooks a children’s play area which is seldom used as most families are out having fun at the parks. The area offers an excellent combination of quiet streets and little traffic.

Because we are located so close to the Disney theme parks, you can come back to the villa for a refreshing dip in the pool, or just relax before returning back to the action in the theme parks.

As the pool area faces due south, this means that you will be able to catch the Floridian sunshine from early in the morning until late evening. This also means that you will be able to sit in the evening sun and enjoy a cool refreshing drink.

The villa is a single storey dwelling with 1755 sq. feet of living space. The home is fully air-conditioned, tastefully furnished and sleeps 8 people in the four double bedrooms, and there is also a comfortable bed settee in the lounge to accommodate an extra 2 people. There are 3 bathrooms, 2 of which are en-suite.

The main entrance to the home benefits from a covered entry porch. Once inside, a small foyer separates the luxury fitted kitchen from the lounge and dining room.

THE KITCHEN
The kitchen size is 13’3” x 11’ 8” and includes gas oven and hob, microwave, refrigerator and freezer, dishwasher, pantry and plenty of work space. There are all the usual modern appliances, and the cupboards are finished in a light wood with a ceramic tiled floor. There is also a dining table and 4 chairs in the breakfast nook. A door leads to the garage which contains the washing machine, tumble dryer and ironing board. There is also a games area here which contains a pool table, table football and electronic darts.

THE DINING ROOM
There is a separate dining room measuring 12’4” x 10’ 0” which is tastefully furnished with a full size dining table and six comfortable chairs overlooking the front garden of the property.

THE LOUNGE
The light and airy lounge which has a vaulted ceiling is 23’ 0” x 14’ 0” and has ample comfortable seating with tasteful furniture and a large ceiling fan. There is cable TV, a DVD/video player complete with a selection of films. There is also a CD / radio stereo system, with a small selection of CD's. There is also a choice of board games available. There are large patio doors at the end of the lounge which open out on to the swimming pool and patio via a covered lanai.

THE MASTER BEDROOM
The master bedroom is 16’ x 12’ and has a super king-size bed, bedside cabinets with clock radio alarm, large chest of drawers and cable TV as well as a ceiling fan. There is a sliding patio door which overlooks the lanai and offers additional access to the pool. There is a large en suite bathroom incorporating a large walk-in shower, garden tub, WC, vanity unit with his and hers washbasins with a large mirror with film star lighting at the top. This in turn leads to the walk-in closet that provides ample room for clothes. 

THE SECOND BEDROOM
The second bedroom is 11’4” x 10’ 0” and has a queen size bed and also features a bedside cabinet, chest of drawers, double built-in wardrobes and cable TV as well as a ceiling fan. There is also an en suite bathroom with wash basin, vanity unit, bath, shower and WC.

                               

THE THIRD BEDROOM
The third bedroom is 11’4” x 10’0” and has twin beds, chest of drawers and double built-in wardrobes as well as a ceiling fan and is decorated with a dolphin theme.

THE FOURTH BEDROOM
The fourth bedroom is 11’4” x 10’1”and has twin beds, and is themed on Winnie the Pooh with stencils and Disney accessories. There is a chest of drawers and double built-in wardrobes as well as a ceiling fan.

FAMILY BATHROOM
Between the third and fourth bedroom is a family bathroom containing a full-size bath with shower, washbasin with vanity unit and a WC. Next to the bathroom is a linen cupboard. There is access from this bathroom to the pool area.

THE POOL AREA
The south facing swimming pool features tiled steps, underwater lights and a patio light for evening bathing. As the pool area faces due south, this means that you will be able to catch the Floridian sunshine from early in the morning until late evening. The pool is 3 feet deep at one end, and 5 feet deep at the other end. The entire pool area is covered by a micro-mesh screen enclosure with high walls and a vaulted roof which spans the entire width and height of the home. The mesh allows the sun to shine through, enabling you to top up your tan while keeping out the bugs. Acrylic decking on the pool deck allows you to walk and relax in comfort without being burnt by hot floors. A full set of comfortable upholstered patio furniture including sun-loungers, reclining chairs and footstools and a table and 4 chairs is set around the pool. The Lanai provides a shaded area for those who do not wish to be in the sun but still benefit from being outside.

There is a travel crib and high chair available for guests’ use, and hairdryers in every bathroom.

A telephone is installed in the kitchen area and master bedroom and local calls are free of charge.

There is also free internet access for all guests.

There is a safe installed in the villa, for guests peace of mind.

Please note that we ask guests not to smoke in the villa.

We have provided a cool box, with ice packs for those trips to the beach and tennis equipment

The rental charge includes electricity, gas, local telephone calls and Florida Sales Tax for rental accommodation. The home comes complete with bed linen, crockery, cutlery, cooking utensils, iron and ironing board, hairdryer, towels, etc.

We do ask that you provide your own beach towels as the towels provided are for use in the bathrooms only.

A travel crib and high chair are available free of charge but please provide your own cot linen.

The villa is will be professionally cleaned and all linens laundered prior to your arrival. The pool is serviced on a weekly contract and the gardens are similarly maintained.

The villa is available from 4pm on the day of arrival until 10am on the day of departure.

The gas-fired pool heater is available at an additional charge, please contact us for the details. We recommend clients take up this option during the months of October to April. Although the weather is beautiful and warm, the sun cannot be relied upon to heat the pool to an acceptable degree. You may prefer the water to be heated in the evening, in which case you can order your pool heating during the summer months. If this is required, please indicate on the enclosed booking form.

All three entrances to the pool are alarmed and mounted high on the wall next to each entrance. The alarm sounds after 5 seconds unless the reset button is pressed prior to the door being opened.

We strongly recommend that you purchase a comprehensive travel policy for all members of your party.

For reasons of safety, insurance and preventing damage to the property, we request that guests refrain from smoking indoors.

We can provide welcome food and beverage packs which will be in the home ready for your arrival. Please indicate on the booking form if you require further details of this service.
